2-2-1-6 Studio is an architecture and project-development consultancy founded by Italian designers and based in Sharjah. We work with real-estate developers and private clients across the United Arab Emirates and Italy, treating buildings, interiors and outdoor environments as a single continuous gesture.

Practice / 02

We work with clients who care about the long life of a building — its proportions, its materials, the way a room receives light at five o'clock in the afternoon.

MethodEvery project starts as a written brief, before any line is drawn. We measure success by how closely the finished work matches the conversation we had at the beginning — and how well it ages over the next twenty years.
EngagementsWe accept a limited number of commissions each year, working in close collaboration with developers, family offices, and hospitality operators who treat the design phase as an investment, not a procurement line.

    Architectural Engineering Consultancy

    Concept, schematic and detailed design for residential, hospitality and mixed-use developments — from feasibility to construction documentation.

    Interior Design Engineering Consultancy

    Material-led, light-driven interiors for private residences and select hospitality projects. Bespoke joinery, finishes, lighting and FF&E specification.

    Landscaping Engineering Consultancy

    Outdoor environments designed as a continuation of the architecture: terraces, courtyards, pool areas, planting schemes and irrigation strategy.

    Project Development Consultancy

    Strategic advisory for developers and investors: brief writing, programme definition, design coordination, value engineering, delivery oversight.

    General Buildings Engineering Consultancy

    Cross-disciplinary engineering coordination on structural, MEP and envelope systems, holding the design intent through technical resolution.
